Thankful Thanksgiving only comes once a year.

Who's ready to get back to work? I had to run out today and get back to work. I had a home inspection at 2 pm today so that was good to get out and get the ball rolling for that sale. We had a nice Thanksgiving, but it was more like an endurance test to get out and see people, which I liked, since seeing people is such a large part of my business.

The day started well, we went to the Beach to a favorite place to enjoy the time with friends and see an even that has become more of a festival. So we were there for a few hours, then went into town to see some friends. My husband and I took a more scenic route and took our golf cart to the event, but we should have taken the car.

So we show up, I am expecting a number of other couples, and instead find that its the owners of the house, us, and 2 other couples. It was not what I expected, and while the meal was nice, I did not eat much, because I was expecting to eat at another stop. So we ended up staying there for longer than we should have, and on top of it, we had to bring another couple back with us, further slowing the ride. We went to the next party via car. We had made a few libations before the trip, and this is where one of the guests went downhill.

For the 2nd time in as many outings with this person, we have served him scotch, good scotch, and he has proceeded to take turns for the worst. He gets so hammered, he cannot speak, or function properly in public. So he takes the scotch, which leads to anti-social behavior at our 3rd party, and we end up leaving because he cannot keep it together.

Our meal for the day should have been next door at 4, but our friends told us their oven allowed them to put the meal on early, they texted us, instead of calling us, and we never got the message until much later. This led to issues and possible hurt feelings as we were late and were to have provided part of the meal, which we did, albeit after the meal was consumed. Ugh!

So by now, we have a drunk guest, a pissed off friend, and we're still hungry. We then went to a nice restaurant in the neighborhood and had our dinner. We go there often and they were nice enough to allow us to have a meal at no charge, we ordered some wine and made the best of it.

Upon arriving home, the guy is not well, and needs to sleep off his day's worth of fun. For some reason one of the other guests decides to go into our wine cellar and take out expensive wine bottles and start consuming them. So we now have one guest who is sleeping and the other one who is essentially stealing from our house.

Needless to say, it was nice to be able to get back to work today.

Institutional investors drive jump in Jacksonville home prices

I know about this personally as I have an institutional investor from South Florida who is asking me to purchase 100 homes in good shape for rental properties for people with money outside of Florida. There is a alot of institutional interest not only here, but also overseas.

Institutional investors continue to drive the Jacksonville housing market, accounting for more than 20 percent of home purchases in October. That activity was a big push behind a 29 percent jump in median sales compared to October 2012, according to new data from RealtyTrac. That price increase — to $131,000 — was the fifth biggest jump in the U.S., according to RealtyTrac.

In RealtyTrac’s reports, the Jacksonville metro area includes Baker, Clay, Duval, Nassau and St. Johns counties. RealtyTrac reports are based on public records. Jacksonville was also No. 2 in the country for foreclosure auction sales, with that category representing close to 9 percent of all sales in October.

Institutional investors first descended upon the Jacksonville single-family market in late 2012, and kicked their buying spree into high gear in early 2013. By May, the firms owned a combined total of more than 500 homes in Duval County, according to Duval County.

Can't get a mortgage? Wells Fargo CEO John Stumpf says blame the government

I found this posted on the Jacksonville Business Journal, reposted from the San Francisco Business Journal. Powerful words for sure, from someone with their finger on the trigger of the business. But someone has to be the adult in the business so good for Fannie Mae.



Wells Fargo Chairman and CEO John Stumpf said banks are forced to raise their credit standards above those set by government entities to build in a buffer to protect against having to repurchase loans later.

It means that borrowers with tarnished credit records are having trouble getting loans to take advantage of the Federal Reserve's low-interest-rate policy that's intended to spur the economy. Even those without credit blemishes say the hurdles to get a mortgage have increased.



To protect themselves, Stumpf said lenders' credit standards are higher than those set by Fannie Mae, Freddie Mac and their overseer, the Federal Housing Finance Agency. So if Fannie wants a minimum score of 620, lenders might require at least 700.

"The reason we add something to it is because we are getting loans put back to us that we made five or 10 years ago for some, in many cases, esoteric or insignificant issues," Stumpf told Bloomberg TV this week. "That's not good for America. I'm in favor of good regulations, but some of it's inconsistent."

One way to fix this or augment it, is to mandate that the banks have to hold some of these loans they make to people at the 620 credit score. After all, Fannie Mae wants 700 if they buy the loan from the bank. So make the banks hold onto the 620, 600 or 580 scores, if they want to take the risk, have them manage their own risk.

The beauty and seclusion in Jacksonville that is Queens Harbor


I am representing the seller of a property in Queens Harbor, , the address is 1058 Shipwatch Drive. Besides it having 6 bedrooms and 6 bathrooms, private dock and quick access to the freshwater/saltwater lock system that leads to the Intracoastal Waterway, if you do a search on Queens Harbor, you will be hard pressed to find any history of the community.

Perhaps that is what people of this 1,000 acre development want to see in Jacksonville. Many prominent people including NFL players and other professional sports live in this community. It is a gated community with a great golf course, tennis courts, beautiful clubhouse and other member amenities, but I think the most amazing part of Queens Harbor is how private the area has become and how its hard to publicize the area.




I had no idea that the community sponsors a fitness center sprint triathlon, or that there is a fall festival that coincides with a teen festival. There is a boat light parade during the holiday season. I find it that the area has really taken on its own identity and it is a mere 10 minutes to downtown and 10 minutes to the beaches. You only really know about it from the sign out front next to the fast food restaurants.


Most homes in Queens Harbor are less than 20 years old, since the development was first started in 1989. The streets are curved and the sidewalks allow for families to enjoy the trees, of which many remain, and those that were removed seem to have filled in with new foliage, making this a great urban place to hide and seem refuge from the busy world just outside its gates. Are you a Networking Fool? 5 Tips for Successful Networking

People are the backbone of my business, so it helps to network with as many people as possible. I work with the normal +Realtors, +Mortgage people, and +Inspectors, but I also need to meet people outside my circles. This is good advice to follow for your business, meeting people means really meeting them and becoming genuinely interested in them, not just looking at them as a number.

It's always 'interesting' going to networking meetings and people seem to think they should 'push' their product or services at anybody and everybody.  That is so not the way to network folks!  In fact, that is a real big turn off to most professional networkers. And sure, we understand that some people are just beginning their networking career and haven't been taught by a network pro so we do cut them a little slack and then hopefully 'mentor' them along to networking success.



5 Tips for Successful Networking



1. Networking is about Building Relationships - over time.  It's not going to happen in one meeting or maybe not even 6 or so meetings. Be Patient and take the time it takes to build strong relationships that will last for years.


2. Listen. Let me say that again! Listen!  There is nothing more boring or obnoxious about a networking fool that goes on and on about him/herself or their product/service. Shhhhhhhh! Enough about you. Allow people to ask you about you when they're ready. Remember two ears and one mouth....just saying.


3. How Can You Help Others Build Their Business? That's what top notch net-workers do for each other. They think of ways they can be of service, along the way of building a relationship. And that doesn't just happen at a meeting. Once you're back in your office you may come across a great article that you know somebody would really appreciate. Mail it to them along with a handwritten note and a business card. Invite them to coffee to learn more about their business.


4. Ask Questions - but not too many. Your job is to ask questions in hopes of getting to know another professional and what they're all about. Ask a question and then let them talk as long as they like (with in reason, of course as you may have bumped into a networking fool). When appropriate, ask a follow up question to something the other person was talking about. Care about their point of view! And if they're good net-workers they'll ask you questions so be patient and don't rush it.



5. Networking goes on 7 days a week. Whether you're in the grocery store, bank, shopping center, kids school, nail shop - wherever. Just be your good old friendly self and stop trying to push you or your service. If people ask - great, give them the information they want and follow up that day, or at least within a few day either in writing a handwritten note, email or whatever means you can.

I remember when we purchased our first house, it was quite the process, we needed 20% down, could only afford 15% so we had PMI for a year, then the appreciation allowed us to stop paying for PMI. All sorts of fun back in 1995. Well, thanks to the meltdown of 2007, we appear to be headed back to the sanity filled days of the mid 1990s, when home ownership is desired, but with stronger restrictions.

This is a great list of do's and don'ts to follow, especially for all of our first time homebuyers who are trying to decide if they want the American Dream, or if they plan to continue to rent.

Home owners prefer mixed-use, walkable communities

If you are like me and love living in a Historical Community such as +Avondale +Riverside +SanMarco +Springfield or +Ortega, you have to love the ability to walk around the neighborhood. We can walk from Avondale into Riverside without much issue, the sidewalks and streets are on the grid system and it works well for young and old people.

So it was no surprise when we saw this article from the Florida Association of Realtors:


According to National Association of Realtors® (NAR)'s 2013 Community Preference Survey, 60 percent of respondents favor a neighborhood with a mix of houses, stores and other businesses within walking distance, rather than neighborhoods that require more driving.



And while the size of a property matters, buyers are willing to compromise size for a preferred neighborhood and less commuting. For example, although 52 percent of those surveyed prefer a single-family detached house with a large yard, 78 percent said that the neighborhood is more important than the size of the house.

Fifty-seven percent would forego a home with a larger yard if it meant a shorter commute to work, and 55 percent were willing to forego a home with larger yard if it meant they could live within walking distance of schools, stores and restaurants.



“Although there is no one-size-fits-all approach, smart growth is typically characterized by mixed-use development, higher densities and pedestrian friendly streets that accommodate a wide diversity of transportation modes,” says NAR President Gary Thomas.

When asked to identify their ideal community, the most popular choice was a suburban neighborhood with a mix of houses, shops and businesses. The least popular was a suburban neighborhood with just houses.



When considering transportation concerns, 41 percent of those surveyed said better public transportation is the top solution; 29 percent prefer communities where people don’t have to drive long distances to work or shop; and 20 percent would prefer to build new roads.

5 Tips for ANYONE using TWITTER

So you may have seen last week, twitter went public on the +NASDAQ stock exchange. The symbol is a simple TWTR to remember. It debuted at around $48 a share and is trading around $44 at the time of this article. This company has not yet earned a positive cent, but Wall Street values it at over 20 BILLION dollars. I think +Twitter will be around for a while. That being said, you will need some tips on using it....

If you are an avid fan of Twitter here are a few steps that will assist you in maximizing your online efforts.

#1) Use the 80-20 rule- As a general rule, real estate agents should only tweet about your direct business 20% of the time.  The other 80% should be used to talk about news, information, and tips about the ancillary functions of your business and community.  By providing your followers with informative tweets, you’ll keep them coming back to your site.  News, information, and tips will bring your customers and clients to your web site.  And tweets about sales will help you land a deal.  Following the 80-20 rule can also help increase your web site’s traffic.  Search engines give preference to web sites and social media web pages that have valuable information. For either 80 or 20 percent, have relative content that sounds like YOU wrote it, not some robot....



#2) Have a clear picture! Twitter users should make sure that they choose high quality and clear pictures for their profile.  There’s no question that communicating and pitching sales over the internet can make you lose a personal touch.  Having a clear, conservative, picture with high quality reminds your customers and clients that they are dealing with a professional.  The background of your Twitter page should be colorful and attractive.  Because customers will see your background the moment that they reach your page, you want to catch their attention. I use the background of one of my properties and I rotate this, to allow people to have a fresh view of my business.

#3) Don’t be negative - Even though you might be tempted to air out all of your dirty laundry on Twitter, you always keep your tweets positive.  Don’t complain about vendors/buyers, how long a project is taking, or anything, period!  Staying positive and professional helps you look calm and collected (even when you aren’t).  If you are having a bad day or a problem at work, you might want to wait 24 hours before you sign into your account.

#4) Make sure you are consistent - Being consistent in business is important because it can eliminate confusion.  You need to make sure that your online brand is consistent with your offline brand.  For example, if you are someone who specializes in one area, make sure that your message is simple and easy enough to cast a wide net for many people, plain vanilla is fine, so long as you maintain plain vanilla.

#5) Make a plan- Having a marketing plan is important for business.  You want to decide what types of items you are going to deal with and who your target audience is.  A target audience is a specific type of demographic, or a group of people who you want to promote your services to.  Businesses who decide who their target audience is often do better than those who act like a “one-stop shop”.  By marketing your services to a target audience, you’ll appear as an expert.  If you fail to follow this tip, you’ll look like a jack of all trades- and a master of none.

Well at least Jacksonville is not a net loser of population

I found this through my email. and found it interesting to see the net migration pattern over the country and in particular Florida. While I provide solutions to Historic +Avondale +Riverside +SanMarco +Springfield and +Ortega, I found this interesting to note that most of the county that showed a net loss was the same as the county where the Sub base is located in Kings Bay.

I know we have seen a lot of loss by the mortgage professionals and processing centers, but I feel that we have seen a lot more loss from Cecil Field and our loss of the John F. Kennedy aircraft Carrier and supply ships as well. So maybe the Navy is the reason for our flat numbers over 2000. Look thought at St. Johns County or Clay County, looking awesome in growth.

Houses can be movie stars, too

It didn’t take long before Erica Lee realized that the neighbors were talking about her. Well, her house, actually.

Before she received the keys and took possession of her home, the previous owners agreed to have the house featured in the 2008 film “The Year of Getting To Know Us.”

Sharon Stone, Jimmy Fallon and Tom Arnold starred in the film. Even though this all happened before Lee moved in, she said she heard stories about how folks camped out across the street hoping to get a glimpse of the stars who were inside.

There were Sharon Stone sightings in the East Arlington neighborhood as the star took morning walks throughout the subdivision.

“My neighbors reported that she didn’t wave back, or even meet any of her fans, which was upsetting to one particular neighbor who said that Ms. Stone would be a lot prettier if she smiled more,” Lee said.

Lee’s home is one of a dozen sites that have been used in film and television productions in the Jacksonville area, according to the Jacksonville Film and Television Commission. No stranger to the film industry, Jacksonville’s starring role as the winter film capital of the world from the early 1900s to the late 1920s has been well-chronicled. Jacksonville-based Ring Productions, which is no longer active, helped bring the modern era full-length motion picture to the area.

Ring Productions produced two full-length motion pictures before 2012 — “The Year of Getting to Know Us” and a Tim Allen comedy, “The Six Wives of Henry Lefay,” shot in Connecticut. Attorney Lawrence Najem, who was the vice president of Ring Productions, said even though Jacksonville has been successful with getting film projects, it could definitely rival other states known for their booming film industry if the state amended its laws.

“Jacksonville can once again be the winter film capital of the world with a little help from the state Legislature. Adopting tax credit legislation similar to Georgia and Louisiana would go a long way for the industry. Movie producers and studios in Hollywood would opt for Florida over all other states if we were on even par with the benefits offered by competing states,” Najem said. Najem himself has added to Jacksonville’s movie locale history.

His San Marco office on Prudential Drive was used in the filming of the 2008 HBO movie “Recount” starring Kevin Spacey, which chronicled Florida’s voting problems in the 2000 presidential election. Najem’s office was a stand-in for the Democratic headquarters in the film.

In between takes, the attorney’s staff got a chance to chat it up with Spacey. The movie wrapped production years ago, but office members still have a few reminders from that week of filming, including the chairs that were used in a Supreme Court scene. They’re in the building’s conference room now.

Spacey isn’t the only big name Najem’s firm has encountered. It also served as John Travolta’s legal counsel for eight years.

GREAT REPUTATION

Monica Landeros, a spokeswoman for the city of Jacksonville, said Jacksonville in particular has a great reputation when it comes to working with film and television crews. Despite Najem’s concern that more needs to be done in the way of incentives, Landeros said that Jacksonville usually comes up as less expensive for production companies.

Jacksonville is “very film-friendly,” she said. “[There are] businesses and [a] community who embrace the film and television industry.” Since January, 40 permits have been received for independent films, commercials, TV shows, film shorts and stock photo productions.

Independent filmmaker Gerald Jackson Jr., a native of Jacksonville, said incentive grants and the versatility of the First Coast influenced his decision to film 2010’s “Truly Everlasting,” in which a boy wishes for a daddy for Christmas.

The home where the main character lived was a house in Springfield. And when he needed to shoot a scene about a wealthy California family, he went no farther than Ponte Vedra Beach.

“Any part of the world can pretty much be replicated here in Jacksonville,” Jackson said. “The script called for a Southern California-style mansion, and luckily we have quite a few in Ponte Vedra. The owners were good friends with one of the crew members and allowed us to film in it. Residents are always pleasant in allowing us to use their homes/businesses for little to no cost. In contrast, to use the same location in a city such as Los Angeles or New York would probably have cost a large amount of our budget.”

A CAMERA FAVORITE

Wayne Wood’s 100-year-old Riverside house was never on the big screen, but it’s no stranger to cameras. HGTV featured it on a segment called “Homes Across America,” which focused on some of the country’s best homes. Wood, a retired optometrist and founding member of Riverside Avondale Preservation (RAP) who has written several books on the area’s architecture, said tour buses commonly stop in front of his home.

“People just marvel at the house,” he said. “It’s so beautiful, yet so different.”

Wood said the house is a representation of the Prairie Style of architecture. His research shows the home is one of the top three Prairie Style representations in the state. “It’s not only living in a bit of history, but it’s living in a work of art,” he said.

Known as Strawberry Hill because of the strawberries that were grown nearby in the late 1800s, his 5,000-square-foot home has also been written about in various magazines, including two airline magazines.

Wood said one thing most people may not know is that in 1946 the home was actually turned into a hospital. He bought the property in 1999 after it had been turned back into a residence.

EPPING FOREST

Jacksonville’s Epping Forest — now the Epping Forest Yacht Club — is well-known as the 58-acre former estate of Alfred I. and Jessie Ball duPont. The clubhouse has been used in many movies, but that’s not why the property is in the history books. The world turned its attention there in November 1975 for a meeting between President Gerald Ford and Egyptian President Anwar Sadat.

Raymond Mason, who bought the riverfront estate in 1972, was CEO of The Charter Co., a Jacksonville-based company with interests in oil, insurance and publishing. Mason and Ford were good friends, so when the president arranged to meet with Sadat in Florida, Mason opened his home. Sadat and his family stayed at the mansion.

Francis Kinne was the president of Jacksonville University at the time of the Ford-Sadat meeting. She said she entertained Sadat’s wife while the summit took place. Kinne, who is now retired, said she believes Ford and Mason first met when the former president was in Congress and his son Jack attended JU.

Mason told the Times-Union that the estate was a good site for visiting dignitaries because of its location across the St. Johns River from the Jacksonville Naval Air Station. Visitors could fly into NAS and travel with security by boat to Epping Forest. Mason sold the estate in 1984.

According to Ford’s presidential diary of the day, the president and Secretary of State Henry Kissinger attended a two-hour working lunch hosted by Sadat on Sunday, Nov. 2, at the Mason home. Ford then met with Sadat again, this time at the Deerwood home of William and JoAnn Drennon that Ford had borrowed for the occasion. First Lady Betty Ford stayed next door at the home of Luther Coggin, CEO of Coggin Automotive.

All the principals then sat down for dinner at the San Jose Country Club. The Drennon family returned to their home late Sunday night. According to an article in Trend magazine, all the equipment used for the meeting was removed except for coasters and napkins with the presidential seal. JoAnn Drennon collected some as mementos, along with photographs and news articles, and put them in a scrapbook so the family would always remember the historic visit.

The 4,326-square-foot house on the Deerwood Country Club golf course had been listed for sale at $629,000 since June, but the listing was removed in mid-October. But Lee has decided to put her notable home on the market so she can move closer to the beach. Her real estate agent makes mention of the home’s renown in his online ad, in which the 2,438-square-foot house is listed at $190,000. They’re both betting that there’s a family out there that would love to be the new talk of the neighborhood.

re-charge the batteries when you can..

I enjoy my opportunity to work with people in providing solutions in Historic +Avondale +Riverside +Springfield +SanMarco and +Ortega. But every now and then, you need to take a break from what you are doing  to see.....what it is you are doing and if it is what you  "should " be doing. Everyone needs a bit of time off from their job to put life into perspective. My choice this past week was to take a cruise with my husband.



Granted this was not a huge vacation, we simply travelled to +CapeCanaveral for our cruise (we could not find a cruise for this past week, our anniversary was Monday). We parked at the local Radisson Hotel at a reduced rate, and took a simple shuttle to the terminal. Having cruised many times before, we are both Carnival Platinum members and we should have had a swift entrance into the terminal and onto the ship, but the Cape Canaveral Cruise Terminal is woefully understaffed and there was no line at the front for the VIFP customers, it took us an hour to get through the terminal. So much to being speedy!



But once on board, it was a great initial time, great food, we had fun and then we also had some nice pictures, saw a nice new show about the Hasbro board games, the places we went were Nassau and Freeport, but again, the time off was all about that, time off and a way to get away from all of it. This was my 4th cruise this year and my husband's 3rd, I have a girl's cruise with some friends we take each year.

How to you get away from everything in your life? Do you cruise? Do you hit the mountains? Would you rather go camping or go to a tropical location? Perhaps a trip to a new continent or see the old ruins in Europe? Whatever you do, make sure you get some down time, because when you are feeling worn out, you may be ready for a vacation! Housing Rates in Historic +Avondale +Riverside +SanMarco +Springfield +Ortega falling

While not  huge news, at least some news on the local Real Estate front here in +Jacksonville is a good thing. Especially when it has to do with rates for housing falling. Housing Rates in Historic +Avondale +Riverside +SanMarco +Springfield +Ortega falling. Check out this story from Freddie Mac.

Amid data that has lowered expectations for the performance of the housing market in the fourth quarter of this year, mortgage rates dropped for the second straight week.

Rates on 30-year fixed-rate mortgages averaged 4.1 percent with an average point of 0.7 for the week ending Oct. 31, down from 4.13 percent last week but up from 3.39 percent a year ago, according to Freddie Mac’s latest Primary Mortgage Market Survey.

Rates on 15-year fixed-rate mortgages and five-year Treasury-indexed hybrid adjustable-rate mortgage (ARM) loans also decreased, while rates on one-year Treasury-indexed ARMs increased.

“Fixed mortgage rates eased further leading up to the Federal Reserve’s (Fed) Oct. 30 monetary policy announcement,” said Frank Nothaft, vice president and chief economist at Freddie Mac. “The Fed saw improvement in economic activity and labor market conditions since it began its asset purchase program, but noted the recovery in the housing market slowed somewhat in recent months and unemployment remains elevated.”



“As a result, there was no policy change which should help sustain low mortgage rates in the near future.”
